Homesite Needs

 Must Haves

  • 25-50 Acres OR 5-10 acres that abut conserved lands
  • At least some variation in topography (wetlands, boulders, tree cover, open spaces)
  • Parking for 10-15 cars
  • Location & permission for a wall tent or yurt (semi-permanent structure)
  • Location & permission for shelters, benches, tables, and other small structures in the woods
  • Ability to have fire pits and fires
  • Either a location for a rented portable toilet or a composting toilet
  • Either existence of or ability to build a storage building, minimum of 15′ x 10′
  • Zoning for business or schools
  • Location on either a private OR a busy road where traffic will not bother neighbors
  • “Off-trail” exploration permissible

  • Open field
  • Moving water
  • Vernal pools
  • Adjacent conservation land
  • Road visibility to passers-by

Ideal to Have

  • Barn for gathering and storage
  • Onsite septic
  • Additional parking / ability to have a circle for bus drop-off
  • Potable water
  • Electricity hook-up
  • Maple Trees
  • 50+ acres
  • Existing home for dormitory living
  • Building that could be used for an office
